Egress windows

Egress window installation across San Diego County

California building code requires every sleeping room to have at least one window that meets minimum size and height requirements so occupants can escape in an emergency. Many San Diego homes built before 1978 do not meet current egress requirements. We connect homeowners with insured local crews that assess existing windows, enlarge openings where necessary, and install compliant egress units.

What's included in this service?

  • Measure existing bedroom windows against current California egress requirements (minimum 5.7 sq ft clear opening, minimum 24 inches clear height, minimum 20 inches clear width, maximum 44 inches from floor to sill)
  • Assess whether the existing rough opening can be enlarged to meet egress requirements, including any load-bearing wall considerations
  • Frame the enlarged rough opening with a properly sized header and king studs to maintain structural integrity
  • Install the new egress-compliant window unit with proper flashing, seal, and exterior finish
  • Repair the exterior stucco or siding at the enlarged opening
  • Pull the required permit and schedule the rough-in and final inspection

When do you need this service?

  • A bedroom window cannot be fully opened from the inside without a key or special knowledge
  • The bedroom window opening is smaller than 5.7 square feet of clear openable area
  • The window sill is higher than 44 inches from the finished floor
  • You are converting a bonus room, den, or basement space to a legal sleeping room and need a conforming egress window for the permit
  • A home inspection for a sale flagged a bedroom window as non-conforming under current California building code

What do homeowners ask about Egress windows?

What are the California egress window requirements for bedrooms?

California Building Code section R310 requires every sleeping room to have at least one operable window or door that provides a minimum 5.7 square feet of clear opening area (5.0 sq ft for ground floor), a minimum clear height of 24 inches, a minimum clear width of 20 inches, and a maximum sill height of 44 inches from the finished floor. The window must be openable from the inside without a key, tool, or special knowledge.

Do all bedrooms in my San Diego home need egress windows?

California code requires at least one egress window or exterior door in each sleeping room. Pre-1978 San Diego homes often have bedroom windows that are smaller than current code requires, particularly on the upper floors or in rooms that were converted from other uses. If you are selling the home or adding a legal bedroom, the window needs to meet current code.

Can I just replace the window with a larger one, or does the rough opening need to change?

It depends on the existing rough opening. If the opening is already large enough to fit an egress-compliant unit, the work is a standard window replacement. If the opening needs to be enlarged, the crew frames a new rough opening with an appropriately sized header and potentially new king studs, then installs the larger egress unit. This is structural work and always requires a permit.

What does an egress window installation cost in San Diego?

A straightforward egress window replacement where the rough opening is already large enough runs $700-$1,000 installed. A job that requires enlarging the rough opening, reframing a header, and patching exterior stucco lands at $1,000-$1,500 per window. Verify contractor license status at cslb.ca.gov before signing any contract.

Do egress windows require window wells in basements?

San Diego County has very few true basements because of the climate and soil conditions, but in the rare cases where a below-grade bedroom window is being installed, California code requires a window well with minimum dimensions to allow egress. The well must also have a ladder or steps if it is more than 44 inches deep. This work is typically permitted separately from the window itself.
